For this reason, total number of appraisals required <br /> was concluded to be 100 rather than 80. <br /> <br /> For improved properties of comparable size, the impact of landfill might <br /> be indicated by differences in the spread between cost approach and market <br /> approach. For the various categories of vacant land, the landfill impact. <br /> might be indicated by the value added by platting and/or provision of <br /> utilities. <br /> <br /> There is overall concern that value differences might easily relate to <br /> locational differences or, more importantly, be questioned as such. This <br /> concern will be addressed in subsequent sections of the proposal. <br /> <br /> Part III - Format of Report <br /> <br />We always strive to produce a clear and concise report of research efforts. <br />However, the subject is quite technical and interest will vary with the <br />reader's legal involvement and overall perspective.
