Bodle left.)
Jack Menkveld was present with a sketch of a development ~orth of HWY#iO
and east of Puma Street calling for 100 to 115 lots plus a buffer of
commercial lots along R.R. tracks. He explained that until sewer and
u, ater were in they would only build on 40 of these lots.

Ron ~,~/est asked about the common area location~ and it was stated that this
area is soft with a high water table. Questioned .type of soils.

Art. Dunn e×plained that the soils were mostly sand~ and he believed a
project of this type required an enviromental impact study.
Art Dunn asked why it just ¥.~asn't platted_ at 2z/ acre lots because of the
diffuculty of preventinf building if the smaller lots were accepted.

Jack Menkveld explained that nov: that utilities have come into Coon Rapids~
there are many examples of resubdivision problems.

Art Duon'e×~,lained that he feels this project would create problems~ and.
lots this small would not be able to handle private sewer for the 10 years
or more that it may be necessary.

Several co~mission members felt that this did not-meet the requirements
for a olanned unit development~ and should not have been presented as such.

Recommendation of'the Commission is that this be ~.acre lots ¥~th resub-
divsion plan researched further.

Jack Menkveld asked if there ¥;as any problem with the commercial area
as proposed. He e~plained that lot 1 is being considered by Gilbert
Menkveld for an office and rock shop~ and that lot 2 is being considered
by a log home business.

Commission agreed, that they had no problems v~th the commercial area~ but
%,/ould like to see the service road orovided.

hrt Dunn sug?'ested duplexes as additional buffers between commercial and
resi~ential.

J. ack Menkveld was advised to continue ~vith a sketch plan and to consult
with ~ & R Commission.

Item 6.
