All areas that have settled or broken up be repaired. <br /> <br />3. A culvert be placed across the street at the low point to provide drainage to <br /> parcel 670. <br /> <br />4. A 100 footdiameter cul~derSac.be constructed on.the north end of the <br /> street in accordance with the city's current street standards with drainage <br /> directed to the existing pond. <br /> <br />In discussing the above street dedication with the property owners representative, <br />Mr. Craig Willey, he indicated that the cul-de-sac would be constructed on the <br />Hoffman property. This would make the overall length .of the street approximately <br />900 feet. Present city ordinances limit cul-de-sacs to a maximum length of 600 <br />feet. However, in reviewing the surrounding street patterns in-the area, this <br />cul-de-sac could be eliminated by connecting Magnesium Street to 142nd Avenue at <br />the time the Hoffman property is developed. ~ <br /> <br />Prior to acceptance of the street by the city we would recommend that the street be <br />upgraded or the property owners provide a performance bond and enter into a performance <br />contract with the city to guarantee the completion of the improvements. <br /> <br />Upon completion of the work the property owners should furnish a maintenance bond for <br />a period of one year to insure that the road is upgraded satisfactorily.
