TO: <br /> <br />FROM <br /> <br />RE: <br /> <br />DATE <br /> <br />Ramsey Planning and Zoning Commission <br /> <br /> Clayton Berg, Building Official <br /> <br />Urban Development Permit for a medical clinic and pharmacy <br /> <br /> July ?, 1978 <br /> <br />As you are aware, a medical clinic and pharmacy has been proposed at <br />the southeast corner of T.H. #47 and 153rd Avenue N.W. on a portion <br />of the Marty Gotham property. <br /> <br />Mr. Raatikka of Consulting Engineers Diversified and I have met with <br />the developers on various occasions in the past week and reviewed the <br />materials and procedures as required by ordinance. <br /> <br />With the exception of the soils test and perk tests, all the basic <br />information, as required by ordinance, has been provided. Soils test <br />results will be examined by the staff prior to council review of this <br />subject. <br /> <br />The ordinance requires an administrative review of all relevant data <br />and that is the major concern of this report. As this is the first <br />application we have received for the 1990 urban area we would ask that <br />you bear with us and point out any inadequacies so they may be covered <br />in the reports that will be required for future developments. <br /> <br />The results of oum review are as follows: <br /> <br />1) Site Analysis - <br /> <br />As noted previously, the soil and perk tests have not'yet been pro- <br />vided. However, the county soil survey shows the area to be basically <br />Nymore sand which is acceptable for building and on-site septic systems. <br />The small section of wooded area located towards the east end of sub- <br />ject property and near the storm water retention pond, will not be <br />affected by development and will be left in its natumal state. <br /> <br />The topography is sloped with a difference in elevation of 30 feet. <br />The major elevation changes, however, occur on the easterly portion <br />of the property while the proposed development will occum on the <br />westerly portion where elevation changes are not as drastic. It is <br />our opinion that the elevation'differential will not adversely affect <br />development. <br /> <br />The area drainage will basically be directed to the ponding area. Al- <br />though a good percentage of this drainage ocCurs naturally, a portion <br />of the parking lot as well as the entrance will be directed to 153rd <br /> <br /> <br />
