Box 238' <br />Champlin, lvlN 55316 <br /> <br />Re: Final Plat Review: Alpine Acres 4th Addition <br /> <br />Dear Tim: <br /> <br />We are in receipt of your final plat to develop the fourth phase of Alpine Acres, a townhome plat <br />in the City of Ramsey. <br /> <br />General: The subject property is approximately 42.4 acres in size and is generally located in the <br />triangular area formed by the intersection of Nownthen Blvd, Sunfish Lake Blvd., and Alpine <br />Drive. The final plat is the fourth and final phase of a 200 townhome development. The fourth <br />phase is proposing to develop 42 town.homes. <br /> <br />Zoning:. The subject property is zoned R-2 Medium DensiD' Residential. <br /> <br />Final Construction Plans and Specifications: The final street and utility construction plans <br />have been prepared by Hakanson Anderson as a 29 sheet set of plans which was originally <br />prepared in the Summer of 2003. This set of plans included all phases of tl4_e Alpine Acres <br />Development. <br /> <br />Final Grading and Drainage Plan: The final grading plan was submitted and approved with <br />the planing of the final phase of Alpine Acres. <br /> <br />Drainage and Utilitw Easements: Ail drainage and utility easements must be provided around <br />open space, ponding, and public right of way areas. <br /> <br />Trails and Sidewalks: Trails were required as a condition of the Alpine Acres development. <br />The installation o£ this trail is anticipated for late Summer 2004 and will be installed under the <br />conditions of the Development }<greement associated with that phase o£ the development. <br />Sidewalks will be installed along the east and north side of Sodium Street, the south side of <br />Radium StreeL and the south side pt' Tungsten Street between its intersections with Sodium <br />Street. The concrete sidewalk must be six inches thick where driveway crossings are anticipated. <br /> <br />-329- <br /> <br /> <br />
