Action to be taken in accordance with Engineer's letter dated <br />January 22, 1979: <br /> <br />l) <br /> <br />2) <br /> <br />3) <br /> <br />4) <br /> <br />Variance required for side yard set back from 60'~ to 20'~ <br /> <br />Variance required for rear yard set back from 35 '~ to 25' <br /> <br />Variance from parking requirement in business district, <br /> <br />Variance from the Soil's Chapter 170,04 of the City Code decreasing <br />lot area required for soil absortion systems in Transitional Area. <br /> <br />5) Drainage - There are three options for Council to consider and are <br /> as follows: <br /> <br />6) <br /> <br />a) Option 1: Storm sewer outlet to river which would require <br /> improvement to street <br /> <br />b) Option 2: Drainage ditch to river and would require son~ street <br /> improvement and store sewer <br /> <br />c) Option 3: Require developer to control his own run.off on <br /> property by means of dry wells and perculation basins <br /> <br />Summry: Options 1 and 2 vx~uld require a public hearing of property <br />owners and assessr~mt of the project to the benefitted property owners, <br />Option 3 would not solve any of the drainage problems of the surrounding <br />areas but could exclude Mr. Grosslein of any assessment at a later date <br />for that property controlling its drm~nage, <br /> <br />Parking along Tungsten Street could be restricted by Council. The <br />backing of vehicles in B-1 area is. a rather nebulous area as that is <br />usually allowed in area such as this. Here you have a conmercial area <br />ext~remmly close to a~ residential area with only one outlet which <br />creates a nuisance when trucks are backed up for unloading purposes, <br /> <br />7) Street break-up - ultimately the street should be upgraded to an urban <br /> commercial street. <br /> <br /> <br />
