.170.0'14 C, ENJ:.RAI, RF.(;I. ILA'F)ONS FOR ALL <br /> <br />] 70. D]4A NON-(73NFOR.M]NG I. tSES <br /> <br />The following provisions shall apply to all non-conforming uses: <br /> <br /> ]. A non-confir~njng use may be continued, but may not be <br />extended, e>:panded, or changed un]ess to a conforming use, except as <br />permJtled by the Board of Adjustment 5n accordance with the provisions <br />of this chapter. <br /> <br /> 2. A zoning certificate must be obtained within sixty (60) <br />days after notification to the zoning officer by the o'~'ner of any <br />non-conforming use as evidence that the use ]a~,fully existed prior to <br />the adoption of the provision which made the use non-conforming. <br /> <br /> 3. Any non--confo~wning structure damaged by fire, flood, <br />e>:p]osJon, or other casua]ty may be reconstructed and used as before <br />if such reconsl~:uction :is performed ~,,ithin t~,elve (12) month~ of such <br />casualty, and if lhe restored structure has no greater coverage and <br />contains no greater cubic content than before such casualty. <br /> <br />~. In the event that any non-conforming use, conducted in <br />a structure or ol~}erwise, ceases for whatever reason for a period of <br />one (1) year, or 5s abandoned for any period, such non-conforming use <br />shall not be resu,,ed. <br /> <br /> 5. Normal maintenance of a non-conforming structure is <br />accepl ab] e, including non-structural repairs and ~ncJdental mainten- <br />ance. <br /> <br /> <br />
