The proposed plat consists of nine industrial lots in the urban area of <br /> the c.fty. Of the nine lots, four are less than one acre. <br /> <br />(It should be pointed out that the platting ordinance does not fully <br />a6dress Industrial Zoning in the Urban Service Area. 'Part of the reason~ <br />stems from the background of the Urban Plan and the use of the expression <br />Urban Planning District to describe the area that was rezoned as part of <br />the urban plann~ng effort. <br /> <br />The Urban Serv.~ce Area as distinguished from the Transitional Area and the <br />Rural Service Area is shown on the Service Area Maps in both 'the 1976 <br />plan~.~ng .report and the 1978 update. Unfortunately the area within the <br />Urban Serv.~ice Area that required rezoning as an essential part of the plan <br />was designated as the 1990 Urban Planning District on the zoning, map. <br /> <br />Because of the similarity of the two designations, -'the industrial zoning <br />in the Urban Service Area was not addressed in the subdivision ordinance. <br />This omission should be corrected as early as possible.) <br /> <br />The contours on the sketch plan indicate seve~a! of the lots are iow and may <br />require e~.tensive grading.
