In addition the developer has changed <br />the name of the plat from Tierra Estates to Oakridge Estates, revised the lots in" <br />the resubdivision plan to meet the requirements.of the City. Code and revised the <br />grade on Kangaroo Circle to conform to the City Code. <br /> <br />We have also met with the developer's engineer and surveyor to discuSs drainage <br />requirements and it appears that drainage within the plat will not pose any problems. <br /> <br />In review of the soil.bori.ngs it was found that the water table lies below the <br />elevation of 870 and will not be a limiting factor in the design of on-site disposal <br />systems. However, we would recommend that the developer'provide percolation tests <br />at the time building permits are requested and that the building inspector make a <br />detailed investigation of those lots not containing adequate Class I soils as <br />discussed in our March 5, 1979 letter. <br /> <br />In review of the grading plan, we would recommend that the slopes along Marmoset <br />Street N.W. be changed to conform with the City Code. <br /> <br />We would recommend preliminary plat approval with the following contingencies: <br /> <br />keith caswell jr. ri darrell schneider ti. richard sha <br /> <br /> <br />
