Citizen Input <br /> <br />A1 Pearson, City Council member, stated he is happy to see the Ramsey Town Center moving <br />forward and hopes that we do not have too many variances to work through related to the Town <br />Center. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Johnson, to close the public hearing. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Brauer, Shepherd, and <br />Watson. Voting No: None. Absent: Commissioners Jeffrey and Van Scoy. <br /> <br />The public hearing closed at 8:00 p.m. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 8:00 <br />p.m. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Johnson, to recommend to the City <br />Council adopt Findings of Fact favorable to Ramdance LLC's request for a Conditional Use <br />Permit to allow for the construction of a commercial car wash to be constructed as part of the <br />proposed grocery store located in the Ramsey Town Center. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Brauer, Shepherd, and <br />Watson. Voting No: None. Absent: Commissioners Jeffrey and Van Scoy. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Johnson, to recommend the City <br />Council approve the Conditional Use Permit request based on the findings of fact, and adopt a <br />resolution declaring terms of same. <br /> <br />Motion Carried. Absent: Commissioners Jeffrey and Van Scoy. <br /> <br />Case #8: <br /> <br />Request for Site Plan Review of Town Center 3rd Addition, Coborn's <br />Grocery; Case of Ramdance, LLC <br /> <br />Community Development Director Frolik stated that the City received an application from <br />Ramdance LLC for a site plan for approval for the development of a Coborn's grocery store on <br />Outlot I of Ramsey Town Center, proposed to be replatted as Ramsey Town Center 3rd Addition. <br /> <br />Community Development Director Frolik explained the TC-2 district regulations establish a .5 <br />floor area ratio. She explained that Lot 1 is 391,410 square feet in area; the minimum floor area <br />ratio is 195,705; the total area of all buildings planned for Lot 1 is 93,207 square feet.
