The final plat is the same as the preliminary plat which <br />was approved on March 12, 1979, with the exception of the proposed park, which has <br />been eliminated. The preliminary plat approval was granted with the contingencies <br />that money be paid in lieu of park land, drainage requirements be reduced by one <br />half, and the developer be required'to escrow ½ the amount of blacktop to the city <br />for improvement of 161st Avenue. <br /> <br />In reviewing, the final plat. and accompanying data, we would recommend the following <br />changes: <br /> <br />The developer provide the city with a reproducible copy of the final <br />plat showing the house numbering of the lots as required by the city code. <br /> <br />A 20 feet wide drainage, easement along the lot line between Lots 2 and 4 <br />of Block I be provided for the drainage ,from 161st Avenue N.W. <br /> <br />3. - Item 4 of the Road Construction Specifications be amended to include <br /> seeding of all disturbed drainage easements. <br /> <br />In addition to the above, the council should decide if the future streets for imple- <br />mentation of the resubdivision are to be dedicated at the time of final plat approval. <br />The city code does not presently address this issue. However, your planners for <br />the Critical Areas Plan and the Comprehensive Plan have included land dedication <br />of future streets for the purpose of resubdividing into smaller lots when utilities <br />are made available as one of the land use policy statements. <br /> <br />keith caswell jr. rJ darrell schneider i~ richard sha <br /> <br /> <br />
