As the Commission was uncertain about the need for a variance, it was decided that in the event it was needed there was a Motion by A1 Sorteberg, seconded by Art Dunn to recommend to the City Council that a ~ariance be granted to C.R. Builders to allow them to subdivide by metes and bounds a five acre parcel generally known as 5300-153rd Ave N.W. from plat 89224, parcel 4800. Motion carried 6-0. (legal attached) Motion by Brad Bodle, seconded by Gerry Zimmer~an to recoz~'end to the C~ty Council that the Urban Development ~ermit fee be set at $600.00 to be held in an escrow account for payment of costs incurred on project with a orovision that excess funds by refunded. Motion carried 6-0. Motion by Art Dunn, seconded by Brad Bodle to recommend to the City Council to grdnt a Urban Development Permit to C,R. Building Co. for ~he purpose of constructing a Ramsey Medical Center at 5300- 153rd Ave N.W. contingent.on the following: 1.) That a landscape plan be included for 153rd Ave N.W. to meet Engineer's and Building Official's approval. 2.) That driveway width be increased to a minimum width of 24 feet. 3-) That there be a payment of park'fee in lieu of land donation. Motion carried 6-0. Item 2. Critical RiYer~ Comprehensive Plan Mr. Dexter Marston was present will a slide pressntation to explain briefly the C.R.C.P. and answer any questions. There was a brief dis- cussion and Mr. Marston explained that he would like a more detailed discussion after the Commission had a chance to read the material they would be receiving in the mail in the immediate future. Item 3. Rezoning for Philip Keussen Mr. Kerssen was present with a request for rezoning of his property of approximately 6 acres to allow him to build and sell trailers in his shop along with selling farm equipment and a few used cars or trucks taken as trade-ins. His application stated-that he had applied for a license and a $2000 bond. Property location is 14765 Nowthen Blvd. After discussion it was decided that the Commission would rather see this handled as a home occupation reGuiring a conditional use permit with any necessary resrictions than rezoning since rezoning would not allow both the building and sales of the trailers on the property.~ -A Public Hearing will be arranged for August 7, 1978 on this requeSt fo~ a conditional use permit. Item ~. Ted. and Gloria Olson request for subdivision to build duolex Ted & Gloria 01son were present with a request to subdivide a 5 acre parcel into twO - 2~_ ad re pa~cels~.to allow them to construct a duplex. This is located in the transitional are~. Art Dunn asked that they have s soils perk'test before any Public Hearing is held. The 01son's were asked if they would still care to subdivide even.if a duplex would not be allowed and they stated that they would. Mr. B~rg would check on a duplex already existing on adjacent property, and arrange for a Public Hearinf for August 7, 1978.
