The proposed plan does not <br />provide anY landscaping or screening between the proposed street <br />and the parking and display areas. <br /> <br />Access to the development is proposed directly from C.S.A.H. #5. <br />The development also proposes a 33 foot w~de roadway easement <br />across the north edge of the property. This would result in two <br />access roads unto C.S.A.H. #5 within 220 feet of each other. To <br />minimize access points unto C.S.A.H. #5, we.would recommend that <br />the access to the development be moved to the proposed roadway <br />easement. <br /> <br />The proposed roadway easement should be dedicated as a public <br />street as required by Article 170.038 C 10 of the City Code. <br /> <br />In review of other performance standards'of the City Code, we <br />found that the proposed office building does not meet the minimum <br />floor area requirement of 2000 square feet. Also the developer <br />did not submit a potential design configuration of the undeveloped <br />adjacent properties as required by 170.015 D. <br /> <br />3) Community Involvement: <br /> <br />We have not completed a detailed Assessed Valuation Benefit and <br />Public Service Cost Ratio...
