' ' diversifi ' '
consulf n© encjneers ed nc,.
p.o. box j, osseo, minnesota 55369 L~ (612) 425-2181

civil
municipal
planning
environmental
land surveying
· geotechnics

Mr. Kenneth Peterson
June 4, 1979
Page Two

In review of the internal traffic circulation the proposed plan
does not provide for any circulation of traffic.

The impact on the traffic volumes on C.S.A.H. #5 would be minimal,
since it is anticipated that a business of this nature would
primarily serve the local residents and not attract shoppers from
a large trade area.

The area presently has electric and telephone service and; as
previously indicated, the soils are adequate for on-site sewage
disposal systems..Therefore, this development would not hasten
the need for city sewer to the area. We would, however, recommend
that the on'site sewage disposal system be designed to comply
with both state and local codes by a registered professional
engineer.

2)" Development Congepts.: '

The land use relationships comply with the ordinance and the retail
businesses are permitted uses in this zone. The proposed develop-
ment is surrounded by urban multiple bu§iness zoning on the west and
south, urban residential to the north and urban business across
C.S.A.H. #5.

The proposed development meets the open space requirements of the
City Code as far as 35 percent maximum lot coverage is concerned.

The proposed parking meets the requirements of the City Code based
on one space per 200 square feet of floor area. However, since the
proposed business intends to display a majority of its merchandise
outside of the office building the amount of proposed parking is
questionable.

keith caswell jr. ~ darrell schneider [.J richard sha
