Developer agrees to submit development plans and site plans <br />to the City for approval. Developer agrees to construct the buildings <br />constituting the development~ and to develop that property in accord with <br />the planning, architectural and engineering requirements of all ordinances <br />of the City. <br /> <br />II. <br /> <br /> After execution of this_contract by the parties of said con- <br />tract and after all other requirements~for a building permit have been <br />satisfied by the Developer, the City shall issue a permit to the Developer <br />for the construction of the proposed development. <br /> <br />III. <br /> <br /> Developer shall hard surface and stripe the parking lot and <br />provide the number of spaces which are required by City Zoning Ordinance <br />in existence at the time of execution of this contract and as shown on <br />the site plan, attached to this contract, as Exhibit "A" and shall also <br />provide additional parking spaces to the south of the area shown on attached <br />plan - said a~ditional parking area can consist of something other than <br />bituminous paving which alternate must be approved by the City. Said <br />additional parking will be used as au overflow parking lot only. <br /> <br />IV. <br /> <br /> As long as no auto parking, equipment parking and other storage <br />of objectionable materials is maintained on the site between the display <br />area and County Road #5, no screening in this area Will be required and <br />a five foot high redwood fence to cover the view of the parking area <br />facing County State Aid Highway #5 shall be installed. Storage of mer- <br />chandise for sale such as fertilizer, seeds, etc. shall be only in the <br />screened area of the site, in areas that it cannot be observed by highway <br />traffic. <br /> <br /> Developer may construct a maximum of 500 square foot temporary <br />plastic greenhouse to be attached to the office building and said green- <br />house is to be added to the plans. Developer agrees to remove the tem- <br />porary greenhouse structure from the premises within one year from the date <br />of this development contract and construct a permanent type greenhouse, <br />and the plans and specifications must be approved by the planning Commission <br />and City Council prior to its construction. <br /> <br /> <br />
