-3- <br /> <br /> Developer shall store and/or park all vehicles and eq~uipment <br />in the southwest corner of the property and shall screen this area on <br />northwest and south from the residential real estated locatedto the <br />south with a six foot high redwood fence. <br /> <br />VII. <br /> <br /> Developer shall store all pallets or lumber in the rear of <br />the building in a screened area out of public view. Developer will not <br />be allowed to store refuse, deteriorated, cannibalized, or scrap material <br /> the property. Also two weeks from the time any refuse is noted by ~-~ <br />on <br />Ramsey it must be completely ~emoved from the site. No vehicles shall ('~/~~ <br />be permanently maintained on the premises without Ramsey]s appr~val_~kd~ <br />Developer must supply to the City a list of equipment~lanning-t6 keep <br />on the property and no derelic/cannabolized equipment at any time may <br />be contained on the property. <br /> <br />VIII. <br /> <br /> Developer shall not install or display any signs in the right- <br />of-way of County Road #5 and shall further comply with Rams'Sy's Chide <br />Chapter 170.05. <br /> <br /> As required by Section 170.0t4H of the City Code~ the <br />Developer shall provide the City with a performance bond or cash escrow <br />in the amount of $6,900.00 to insure that the provisions of the screening <br />and landscaping requirements are complied.wlth. The above amount repre- <br />sents 150% of the City's estimated cost of the improvements. The bond or <br />escrow shall run to the C~ty of Ram~ey and be in force for a period of <br />two (2) full growing seasons following installation of landscape plantings. <br /> <br />Xe <br /> <br /> Developer understands that sufficient area around the building <br />required for development shall be hard surfaced and marked in order to <br />insure access to the building for fire fighting vehicles. Such fire lanes <br />shall be shown on the site plan and no deviation from this site plan shall <br />be permitted unless approved by the fire chief. <br /> <br /> <br />
