The sketch plan did not include .the date, total area, existing zoning <br /> classification, proposed land use, topographical features, and <br /> areas intended to'be dedicated for public use as required by Article <br /> ~, 170.035B of the City Code. <br /> 3. Since the sketch plan die not'provide any topographical features, we <br /> are unable to comment on drainage at this time. . <br /> 4. The proposed street would not provide access to the p~ope'rty lyi.ng <br /> west and south of the proposed.plat. <br /> 5. In review of the Anoka County Soil Survey, the soils in'the plat con- <br /> sist of Dalbo Silt Loam, Anoka Sand and Zimmerman Sand.
