DEVELOFMENT CONTRACT: <br /> <br />THIS AGREEMENT made and entered into this 23rd day of July~ <br /> <br />1979, by and between the City of Ramsey, hereinafter called the City~ and <br /> <br />Hedstrom Electric, hereinafter called the Developer. <br /> <br />WHEREAS, the Developer has requested the City for a building <br /> <br />permit and screening approval for the purpose of construction of additions <br /> <br />to two (2) existing buildings and construction of a pole type building to <br /> <br />be used for storage purposes on real estate described as follows: <br /> <br /> That part of Government Lot One (1), Section Thirty-five (35), <br />Township Thirty-two (32), Range Twenty-five (25), described as follows: <br />Commencing at a point of intersection of the Southwesterly line of the State <br />Trunk Highway No. 10 and the Northwesterly line of Poplar Drive as platted <br />in Dickenson's Mississippi Estate on file and of record in the office of the <br />Register of Deeds, Anoka County, Minnesota;thence Southwesterly along the <br />Northwesterly line of said Poplar Drive, a distance of 410.75 feet; thence <br />Northwesterly on a line to be hereafter described as line "A" which is run to <br />a point in the Westerly line of Dickenson's Mississippi Estate extended North, <br />distant 219.6 feet North from the Northwest corner of Lot 1 of said plat to <br />a point of intersection with a line drawn parallel with and 200 feet distant <br />as measured along Southwesterly line of said State Highway from Northwesterly <br />line of said Poplar Drive, which is the actual point of beginning of land to <br />be described; thence continuing Northwesterly along said line "A'~ to a point <br />of intersection with the Easterly line of the following described tract of <br />land: Commencing at the Northwest corner of Lot 1 of said Dickenson~s <br />Mississippi Estate: thence due North on the extended West line of Lot 1~ a <br />distance of 161.6 feet to place of begiraning of following triangular tract <br />of land; thence continuing due North, a distance of 205.1 feet, thence South <br />70°27' East, 67.4 feet; thence South 19~33' West~ a distance of 194 feet, more <br />or less, %o place of beginning; thence Northeasterly along said Easterly line <br />of above-described triangular tract of land and its extension Northerly, if <br />necessary, to a point of intersection with a line parallel with and 256 feet <br />Southwesterly from the Southwesterly line of said State Highway; thence South- <br />easterly along said parallel line a distance of 200 feet;' thence Southwesterly <br />to the actual point of beginning, except from the above described tract the <br />Southeasterly 25 feet as measured along the Northeasterly and Southwesterly <br />lines thereof together with easement of record. <br /> <br />said property is owned by the developer; and <br /> <br />WHEREAS, the property is presently zoned for the development of <br /> <br />the type proposed by the Developer, that zoning being B-Ii Business District; <br /> <br />and <br /> <br /> <br />
