-2- <br /> <br /> WHEREAS, the development, as proposed by the Developer is a re- <br />tail and wholesale business; and <br /> <br /> WHEREAS, the City of Ramsey has enacted the provisions of the <br />State Building Code; <br /> <br /> NOW THEREFORE, for and in consideration of the mutual' agrements <br />and covenents and conditions hereinafter contained, <br /> <br /> IT IS HEREBY AGREED AS FOLLOWS: <br /> <br /> Developer agrees to submit development ~lans and site plans to <br />the City for approval. Developer agrees to construct the buildings constitu- <br />ting the development, and to develop that property in accordance with the <br />planning, architectural and engineering requirements of all ordinances of the <br />City. <br /> <br /> II. <br /> <br /> After the execution of the Contract by the parties to said Con- <br />tract, and after all other requirements for a building permit have been satis- <br />fied by the Developer, the City shall issue a permit to the Developer for the <br />construction of the proposed Development. <br /> <br /> III. <br /> <br /> Developer shall hard-surface and stripe the parking lot and pro- <br />vide the number of spaces which are required by City Zoning Ordinance in ex- <br />istence at the time of the execution of the Contract and as shown on the site <br />plan, which is attached to this Contract as Exhibit No. 1 (Revised). <br /> <br /> IVe <br /> <br /> Developer shall not remove, .cut or destroy any such trees as <br />along the southwest property which abuts the R-1 Residential District for the <br />construction of the proposed development.
