-3- <br /> <br />III. <br /> <br /> Developer shall provide the number of spaces which are required <br />by the City Zoning Ordinance in existence at the time of execution of this <br />Contract for parking. <br /> <br /> Developer shall install a 1250 gallon septic tank with 400 <br />square feet of drainfield for washing of Berg Oil trucks. The water usage <br />amount will be approximately 150 gallons per day. <br /> <br /> Developer shall show room for two additional drainfields <br /> <br />and a flammable waste trap to be installed. <br /> <br /> Developer to install a drain spout on the roof with a swale <br /> <br />to direct the water to a dry well located on Berg Oil property. <br /> <br /> 'Developer to install Class V material for the ~ <br />driveway mext to the/~erw°P~uSe~ding <br /> Developer to construct the building with a setback from the <br />rear property line of 35 feet, as shown on Site Plan "C" <br /> <br /> The building construction shall be as shown on the construction <br />plan, Job No. 79-123, 8/21/79. <br /> <br /> The Developer shall provide the City with a performance bond <br /> <br />or cash escrow in the amount of $ to insure that all requirements <br /> <br />are completed as shown on the site plan 'and as provided for in this contract. <br /> <br /> Ail provisions and requirements of this contract shall run with <br />the land and become the obligations of the Developers' heirs and assigns. <br />The developer will execute the necessary legal document which shall be <br />recorded causing these obligations to be of record in the Anoka County Recorder's <br />Office. <br /> <br /> IN WITNESS WHEREOF, the parties hereto have caused this Agree- <br />ment to be executed as of the day and year first above written. <br /> <br /> <br />
