-2- the Southwest Quarter a distance of 299.78 feet to its intersection with the Southerly right-of-way line of Great Northern F~ilway; thence North 66030' West along said Southerly right-of-way line a distance of 48.70 feet to the actual point of beginning of the tract of land to be hereby described; thence continuing North 66v30' Westoalong said Southerly right-of-way line a distance of 199 feet; thence South 23 02' West a distance Northerly right-of-way line to its intersection with a line bea~ring South 23o02' West from the actual point of beginning; thence North 23v02' East a distance of 462.46 feet, more or less, to the actual point of beginning. (Also known as Lot 24, Auditor's Subdivision No. 29) (For the purpose of this description, the F~ast line of the Northeast Quarter of the Southwest Quarter is assumed due North and South). IV]~EREAS, s~d property is owned by the Developer, and WHEREAS, the property is presently zoned for the development of the type proposed by the Developer, that zoning being B-I, Business District; and WHEREAS, the development, as proposed by the Developer is a retail business; and WHEREAS, the City of Ramsey has enacted the provisions of the State Buildin~ Code; NOW THEREFORE, for and in consideration of of the mutual agreements and covenents and conditions hereinafter contained, IT IS HEREBY AGREF~D AS FOLLOWS: Developer agrees to submit development plans and site plans to the City for approval. Developer agrees to construct the buildings constituting the development, and to develop that property in accordance with the planning, architectural and engineering requirements of all ordinances of the City. II. After the execution of th~s Contract by the parties to said Contract, ~nd after all other requirements for a building permit have been satisfied by the Developer, the City shall issue a permit to the Developer for the construction of the proposed Development.
