DEVELOPMENT CONTRACT <br /> <br /> THIS AGREEMENT made and entered into this day of <br /> <br />October, 1979, by and between the City of Ramsey, hereinafter called <br /> <br />the City and Wally Berg, Berg Oil Company, hereinafter called the <br /> <br />Deve lop er. <br /> <br />WHEREAS, the Developer has requested the City for a <br /> <br />building permit and approval for the purpose of construction of a <br /> <br />warehouse building on real estate described as follows: <br /> <br /> A. The Northeasterly 254.12 feet, as measured along the <br />Northwesterly and Southeasterly lines, of the following described tract: <br />That part of the Northeast Quarter of the Southwest Quarter of Section 35, <br />Township 32, Range 25, Anoka County, Minnesota described as follows: <br />Commencing at the Northeast corner of the said Northeast Quarter of <br />the Southwest Quarter, said corner having been set by the County <br />Surveyor of Anoka County, Minnesota pursuant to District Court Order in <br />Torrens File No. T-1186; thence South along the East-line of said North- <br />east Quarter of the Southwest Quarter a distance of 299.78 feet to its <br />intersection with the Southerly right-of-way line of Great Northern Railway; <br />thence North 66°30' West along said Southerly right-of-way line a distance <br />of 48.70 feet to the actual point of beginning of tract of land to be <br />hereby described; thence continuing North 66u30' West aloBg said Southerly <br />right-of-way.line a distance of 199 feet; thence South 23 02' West a <br />distance of 427.01 feet, more or less, to its intersection with the <br />Northerly right-of-way line of U.S. Highways No. 10 and 169; thence <br />Southeasterly along said Northerly right-of-way line to its intersection <br />with a line beaKing South 23 02' West from the actual point of beginning; <br />thence North 23v02' East a distance of 462.46 feet, more or less, to the <br />actual point of beginning. (Also known as Lot 24, Auditor's Subdivision No. <br />96 and formerly described as the Easterly 199 feet of Lot 2, Auditor's <br />Subdivision No. 29.)
