PROCEDURE <br /> <br />S'I'TE:.'PL~N"AND>'BUILDING DESIGN APPROVAL <br /> <br />CITY OF RAMSEY <br /> <br />PURPOSE: <br /> <br />It is declared to be the policy of the City to preserve <br />and promote an attractive, stable residential and business <br />environment for its citizens through encouraging well <br />conceived, high qualitp developments. In this regard, <br />every person, before commencing the construction or <br />major alterations of a structure, except one and two <br />family dwellings and building accessory thereto,- Shall <br />make application for Plan Approval from the City Council. <br /> <br />The following rules shall govern applications for Plan Approval: <br /> <br />BUILDING DESIGN REVIEW AND 'SITE PLAN REVIEW <br /> <br />No building permit for a principal building, or extension, <br />expansion or accessory thereto in a business or industrial <br />district shall be issued without having first been reviewed <br />by the staff, planning and zoning commission, and city council <br />following the procedures set forth as follows: <br /> <br />PROCEDURES: <br /> <br />A "Plan Approval" application shall be:- initiated :by the owner-or .his <br />authorized agent of the subject property. The applicant shall fill out <br />and submit to the secretary of the planning & zoning conmaission a "Plan <br />Approval" application, copies of which are available at the city offices, <br />together, with a reimbursible deposit fee of Five Hundred Dollars ($500) <br />which shall be used to defray expenses of the city professional staff <br />in review of said Plan. However, if said Five Hundred Dollars ($500) <br />is not sufficient to defray the expenses incurred by the city in <br />processing and review of the application, additional monies will be <br />required prior to final action on the application, and if, in the opinion. <br />of the zoning officer, the deposit is depleted such that it is unlikely <br />to be sufficient to meet the remaining anticipated expenses, the applicant. <br />shall be required to deposit an amount sufficient to bring the account <br />to a balance of Five Hundred Dollars ($500) prior to any further action <br />on the application. If after final action on the application, a surplus <br />balance remains in the city's accounts, said surplus balance shall be <br />refunded to the applicant. The said deposit shall be in addition to the <br />fees prescribed elsewhere in this chapter. <br /> <br />-1- <br /> <br /> <br />
