II. <br /> <br />III . <br /> <br />bo <br /> <br />Prosl~ective applicants are required to arrange an informal meeting <br />with the planning staff to discuss preliminary plans and to become <br />familiarized with the applicable ordinances and policy requirements, <br />prior to submission of the plans and application. Required plans must <br />be consistent with ordinance and policy requirements before application <br />may be accepted. Questions should be directed to the planning department. <br /> <br />The application and Four (4) copies of the plan shall be files with <br />the secretary of the planning & zoning commission at least Twenty One <br />(21) days prior to the next regular meeting of the planning commission <br />meeting, and Fourteen (14) days prior to the meeting, the applicant shall <br />meet with the planning department to review the plan concept. <br /> <br />REQUIRED' DATA <br /> <br />Eleven (11) copies of the preliminary building design plan showing <br />elevations and design site plan, showing any and ail revisions <br />as recommended by the city staff at their sketch plan meeting <br />with the developer, shall be submitted with-the application with <br />the following information at least Seven (7) days prior to the <br />regular planning & zoning commission meeting. <br /> <br /> A certified site plan survey drawing by a registered engineer <br /> or land surveyor; and building design plan, certified by an archi- <br /> tect registered in the State of Minnesota, stating that the design <br /> of the building and site has been prepared under his direct <br /> supervision. Provisions of the paragraph 'shall not prohibit the <br /> preparation of the' site plax by a professional site planner. <br /> <br /> An ac~curately scaled and dimensioned site-plan indicating: <br /> <br />a. Off street parking (restricted to side or rear yard onl.y with a five foot <br /> setback required). <br />~. Type of building '(construction and design). <br />c. Location of the property. <br />d. Nature and use of said property and surrounding area. <br />el Buffer zones, if any <br />f. Location of all structures <br />g. Location an'd size of on-site septic system(s) plus area for two (2) <br /> additional above mentioned systems <br />h. Screening/landscaping (size of trees to be noted if they are to be used <br /> in the place of screening wall or fence). <br />j. Access provisions <br />k. Loading docks <br />1. Outside lighting provisions, type and locations. <br />m. Curbing <br />n. Signs (separate permit required). <br />o. Calculations of projected water use using PCA and/or Minnesota Department <br /> of Health guidelines. <br /> p. Drainage <br /> <br />--2--' <br /> <br /> <br />
