Preliminary Plat submittal consists of seven (7) sheets, prepared by E.G. Rud <br />& Sons, Inc. and nine (9) sheets, prepared by Plowe Engineering, both dated September 1, 2016. The proposal <br />includes a request for a Comprehensive Plan Amendment, a Zoning Amendment, three (3) variances, and a <br />Preliminary Plat. <br />Staff provides the following comments that require revision: <br />1. Lots 3 and 4 of Block 1 do not meet the lot depth requirement of 100 feet for a width of 60 feet that <br />is not encumbered by wetland, wetland setback area, floodway, or other unbuildable areas. Revisions <br />will be necessary to either combine lots 3 and 4 and apply for a variance, or dissolve the lots and <br />combine that space with adjacent lots 2 and 5. <br />2. Please provide summary table of Tree Inventory that shows total inches of tree removed, total retained, <br />and total proposed replacement <br />3. Update the Preliminary Plat with the correct floodplain elevation of 871.5 feet. Current plans show <br />871.0 feet. <br />4. Preliminary Plat submittal will need to clearly label the sixteen and a half (16.5) foot wetland setback <br />either with a leader line label or through the addition of the wetland setback line type into the legend. <br />5. Need to add property owner and address to sheet (appears to be 21st Century Bank and Crosstown <br />Holdings Company). <br />6. All Sheets completed by Plowe Engineering indicates the name of the development as "Brookfield <br />Meadows 8th Addition". This does not match other submitted plan sets or the development and will <br />need to be revised to Brookfield 8th Addition for consistency. <br />7. Ensure ADA compliance for proposed trail connection between Lots 7 and 8 of Block 2. <br />8. Provide exhibits for Lots 4-8 & 16, Block 2 and Lot 1, Block 1 (in CAD format or equivalent, but send <br />over as pdf) to illustrate what trees can be removed by a future homeowner. <br />Sheet 3 <br />1. Add note that all tree clearing activities shall occur prior to April 15 or after July 15 to minimize the <br />potential introduction of Oak Wilt to the site. <br />
