Add precautionary steps to be taken on site to protect oak trees from Oak Wilt and/or reference said <br />plan and that it is incorporated by reference. <br />3. Revise the Lot Elevation Table to indicate the 100-year elevation as 871.5 feet and add a column that <br />indicates the Regulatory Flood Protection Elevation, which in this case, would be 872.5 feet. <br />4. The required wetland setback must be encumbered with drainage and utility easement. Adjust the <br />easement boundary to ensure it includes 16.5 foot wetland boundary. <br />Sheet 4 <br />1. Add note that all tree clearing activities shall occur prior to April 15 or after July 15 to minimize the <br />potential introduction of Oak Wilt to the site. <br />2. Create an individual exhibit for Lots 4-8 & 16, Block 2 and Lot 1, Block 1 that clearly indicates trees <br />that must be retained throughout the development process but that can <br />Staff provides the following comments for general review of applications: <br />General. The Preliminary Plat proposes re -platting Outlot A, Brookfield 2nd Addition and the adjacent parcel <br />to the south (PID No. 09-32-25-44-0017) into twenty-six (26) single family residential lots. All twenty-six (26) <br />of the new lots would be accessed by the extension of 168th Circle NW. <br />Lot Sizes. The minimum lot size in the R-1 Residential District (MUSA) is 10,800 square feet with a minimum <br />lot width of 80 feet (90 feet for corner lots), measured at the building setback line. City ordinance now also <br />requires that each lot have an area sixty (60) feet wide by one hundred (100) feet deep not encumbered by <br />wetland, wetland setback area, floodway, or other unbuildable areas. Note that lot width is measured at the <br />property line abutting a street at the minimum setback line of the applicable zoning district. <br />Lots 1-10 (inclusive) block 1 and lots 15 and 16 block 2 are proposed at a front yard setback of twenty five (25) <br />feet. As such a variance would be necessary as City Code requires a front yard setback of thirty (30) feet. The <br />Applicant has submitted an additional application for a variance for deviation from the front yard setback. <br />Lots 1, 3 and 4, Block 1 and Lot 16 Block 2 do not meet the requirement of sixty (60) feet wide by one hundred (100) feet deep <br />of area not encumbered by wetland, wetland setback area, floodway, or other unbuildable areas. Lot 16, Block 2, and Lot 1 <br />Block 1 have considerable side yards where property improvements such as an accessory building could be placed. As such, Staff <br />would be supportive of a variance for lot 16 block 2, and lot 1 block 1. Lots 3 and 4, Block 1 do not have adequate alternative <br />space to support a variance. It may be viable to combine lots 3 and 4 block 1 into a single lot which would allow for additional side <br />yard space similar to lot 16 Block 2, and Lot 1 Block 1. Staff may support this alternative, but retain final recommendation until <br />such a proposal is provided and able to be officially reviewed. <br />Setbacks and Dimensional Standards. <br />MUSA <br />Required <br />Front ard: 30 feet <br />Side yard uninhabitable: 6 feet <br />Side yard habitable: 10 feet <br />Side and corner lot: 30 feet <br />Rear yard: 30 feet <br />. t width*: 80 feet/corner lot 90 feet <br />Proposed <br />Front ard: 25 feet and 30 feet <br />Side yard uninhabitable: 6 feet <br />10 feet <br />Side and corner lot: 30 feet <br />Rear yard: 30 feet <br />Minimum lot width*: 80 feet <br />
