There appear to be areas where the wetland setback extends beyond the boundary <br />of proposed Drainage and Utility Easement. This will need to be corrected. <br />Sheet Revisions & Additional Requests <br />• Provide separate exhibits for the different variance requests in CAD format or <br />equivalent (send over as pdf). Specifically, an exhibit highlighting the parcels seeking a <br />reduced front yard setback that also shows the trees that would be preserved with a <br />reduced setback, and an exhibit for the parcels not meeting the minimum lot depth <br />standard (please include a 60' x 100' box on each of those parcels to illustrate the <br />deficiencies of each lot). Note that the lot depth cannot include wetland, the required <br />wetland setback, floodway, or other unbuildable areas (such as the Conservation and <br />Trail Easement). <br />• Provide exhibits for Lots 4-8 & 16, Block 2 and Lot 1, Block 1 (in CAD format or equivalent, <br />but send over as pdf) to illustrate what trees can be removed by a future homeowner. <br />Sheet 3 <br />• Add note that all tree clearing activities shall occur prior to April 15 or after July 15 to <br />minimize the potential introduction of Oak Wilt to the site. <br />• Add precautionary steps to be taken on site to protect oak trees from Oak Wilt and/or <br />reference said plan and that it is incorporated by reference. <br />• Revise the Lot Elevation Table to indicate the 100-year elevation as 871.5 feet and add a <br />column that indicates the Regulatory Flood Protection Elevation, which in this case, <br />would be 872.5 feet. <br />• The required wetland setback must be encumbered with drainage and utility easement. <br />Adjust the easement boundary to ensure it includes 16.5 foot wetland boundary. <br />Sheet 4 <br />• Add note that all tree clearing activities shall occur prior to April 15 or after July 15 to <br />minimize the potential introduction of Oak Wilt to the site. <br />• Add precautionary steps to be taken on site to protect oak trees from Oak Wilt and/or <br />reference said plan and that it is incorporated by reference. <br />• Create an individual exhibit for Lots 4-8 & 16, Block 2 and Lot 1, Block 1 that clearly <br />indicates trees that must be retained throughout the development process but that can <br />
