Commissioner Brauer questioned if the public safety department had signed off on this request. <br />City Planner Anderson stated this was the case. <br />Motion Carried. Absent: None <br />Community Development Director Gladhill asked that the Commission address the front yard and side <br />corner setback variance request. <br />Motion by Commissioner Bauer, seconded by Commissioner VanScoy, to adopt Resolution #16-10-181 - <br />Approving Findings of Fact #0968 for Variance to Front Yard and Side Corner Setback and Resolution <br />#16-10-182 - Approving Issuance of Variance to Front Yard and Side Corner Setback. <br />Motion Carried. Voting Yes: Chairperson Levine, Commissioners Bauer, VanScoy, Brauer, and Nosan. <br />Voting No: Andrusko. Absent: None <br />Commissioner Andrusko stated he opposed the front yard and side corner setback variances as he <br />believed a small house style could be placed on these lots in order to comply with City requirements. <br />Community Development Director Gladhill requested the Commission now review the lot depth <br />standards variance. <br />Motion by Commissioner Bauer, seconded by Commissioner VanScoy, to adopt Resolution #16-10-189 - <br />Approving Findings of Fact #0970 for Variance to Lot Depth Standards and Resolution #16-10-190 - <br />Approving Issuance of Variance to Lot Depth Standards for Lot 16, Block 2 and Lot 1, Block 1. <br />Further discussion <br />Community Development Director Gladhill requested the Commission make a determination on Lots 3 <br />and 4. <br />Friendly Amendment: Motion by Commission Bauer, seconded by Commissioner VanScoy to <br />recommend Lots 3 and 4 be combined into one lot. <br />Commissioner Nosan did not agree with the lot combination. She asked if the 36 foot homes would be <br />out of place compared to the surrounding 50-foot-deep homes. <br />Mr. Bona explained that not every home within the neighborhood would be 50 feet deep. He did not <br />believe there would be a noticeable difference in the homes from the street. He reported 36-foot-deep <br />homes were being built in Brookfield 6th at this time. He stated again, for the record, that he would be <br />willing to have covenants approved with the Council to ensure the homes on Lots 3 and 4 were no more <br />than 36 feet deep. <br />Commissioner Bauer believed these options were reasonable; however, the City would have no way of <br />enforcing this requirement.
