At a minimum, the plan must include species, quantity, <br />size, and locations, in addition to what will be installed, any existing landscaping should also be <br />shown on the plan. Please contact Chris Anderson, Community Development Assistant at (763) <br />433-9905 regarding questions about the landscaping plan. <br /> <br />Drainage and Grading: A grading and drainage plan must be supplied to the City for review. <br />The addition will contribute to the runoff and the City must review how the drainage patterns are <br />affected. Of special concern is how the runoff from the southern addition will be handled. This <br />infbrmation must be received and reviewed prior to City Council consideration of the site plan. <br />As part of the review, Staff will be looking at the whether the existing drainage system complies <br />with the approved site plan approved in 2000. Please contact Steve Jankowski, City Engineer; <br />regarding questions relating to the drainage and grading plan. <br /> <br />Access: The addition will not affect the location of the two existing accesses. It should be noted <br />that in the l'uture, Armstrong Blvd. will be improved. The improvement will add additional lanes <br />and install medians that will limit turning movements .into your site. Any questions regarding <br />future Armstrong Blvd. improvements should be directed to Brian Olson, Assistant Public Works <br />Director, at (763) 433-9825. <br /> <br />REU Fee: The City will be calculating a new a Residential Equivalent Unit (REU) number based <br />on the proposed addition. The REU will be used to calculate a new quarterly drainage utility <br />charge. <br /> <br />l)evelopment Permit: A development permit will need to be entered into as part of the <br />approval. Staff will provide a copy of the development permit prior to consideration of the site <br />plan by the City Council. <br /> <br />Escrow for Required Improvements: The City will require an escrow payment either in the <br />fbrm ot:' cash or a letter of to cover the cost of new landscaping before a building permit can be <br />issued. The required escrow payment is 150% of the City's estimated cost of the landscaping. <br />This item will be [~rther addressed in the Development Agreement that is reviewed by the City <br />Council. <br /> <br />Maintenance Guarantee for Landscaping: The City has a 2-year landscaping maintenance <br />guarantee fee that will be addressed in the Development Agreement that is reviewed by the City <br />Council. <br /> <br />Vacation of Drainage and Utility Easement: The drainage and utility easement along the <br />southern lot line will need to be vacated in order to facilitate the development. You have <br />submitted an application to vacate the easement that will be' considered by the City Council. The <br />easem, ent will need to be vacated prior to release of the building permit. <br /> <br /> <br />
