IVi&W Holding Company-Wiser Choice Liquor Store Expansion <br />Page 2 of 4 <br />July 30, 2004 <br />Re. vised August 20, 2004 <br /> <br />complied with to' locate the building near the lot line. Please contact Mick Kaehler, Building <br />Official at (763) 433-9849 for additional information. <br /> <br />Architectural Standards: The exterior building materials of the existing store consist of vinyl <br />siding and coronado field stone. These materials were' approved by the City Council at the time <br />of the original site plan approval. The proposed additions will consist of the same material as the <br />original building. <br /> <br />Staff does not feet that the Town Center Development Guidelines sh(Suld apply' to this request <br />since the expansion should match the existing building. However, Staff would reci0mmend some <br />architectural treatment be added to the south wall to break up the long run of vinyl siding. You <br />have submitted revised elevations showing Coronado field stone pillars interspersed along the <br />southern wall, which Staff finds acceptable. <br /> <br />Waste Storage: The site plan indicates that the waste storage area will be relocated from its <br />existing location in order to facilitate the expansion. The waste storage area must be enclosed <br />and screened by a privacy fence. Please provide information to Staff regarding'the waste storage <br />enclosure and materials to be used to screen the dumpster. <br /> <br />Off-Street Parking ~ Design: The expansion will not disturb the existing parking lot and <br />driveways. <br /> <br />Off-Street Parking - Spaces Required: Under the previous zoning designation the site was <br />required to provide sixteen (16) parking stalls. The approved plan constructed twenty-one (21) <br />parking spaces. The addition will create an additional 840 square feet of retail space. Adequate <br />· parking spaces and maneuvering areas are provided. <br /> <br />Lighting: Please provide information regarding lighting, if any, that will be attached to the <br />addition. Staff will need to review and approve any new lights. <br /> <br />Landscaping: City Code requires one (1) tree per every 1,000 square feet of building expansion <br />and one shrub per every 300 square feet of building expansion be planted tN:oughout the site. <br />The proposed expansion is approximately 1,960 square feet, which will require; at a minimum, <br />two (2) additional overstory trees and six (6) shrubs. Any existing plant material that would need <br />to be removed to facilitate the expansion should be relocated on site (in addition to the required <br />plantings). <br /> <br />Deciduous trees must be a minimum of 2.5 inches in diameter or coniferous trees must be a <br />minimmn of 6 feet in height measured to the top of the first whorl of branches. Shrubs shall be a <br />minimum o'f two (2) feet in height for deciduous species and either two (2) feet in height or two <br />(2) feet in width, which ever would apply, for coniferous species. The Ramsey Tree Book should <br />be referenced for acceptable/preferred species. <br /> <br /> <br />
