We offer the following comments: <br /> <br />General: The plan proposes to construct an addition of-1,960 square f~et to the 3,200 square <br />foot of'f-sale liquor store on the property generally located at 14590 Armstrong Blvd. <br /> <br />Zoning: The site is zoned TC-2 Commercial, off-sale liquor is a permitted use. <br /> <br />Lot Coverage: The TC-2 Commercial Zoning District requires a Floor Area Ratio (F.A.R) of <br />0.5. Since this building was constructed under and met the B-3 regulations coupled with the site <br />plan is an addition to an existing use, Staff feels that it is not appropriate to apply the new F.A.R. <br />requirement to the development. It should be noted, however, that the expansion will increase <br />the square tbotage of the business which is consistent with the intent of the TC-2 Commercial <br />Zoning District. <br /> <br />Utilities: The site is serviced with an on-site septic and well system. Under the Development <br />Permit for the original store, you will be required to hook up to municipal utilities once they are <br />available. ?lease be advised that City sewer and water will be installed within Armstrong Blvd. <br />in the Fall of 2004. Under the Development Permit, you are required to hook up to municipal <br />sewer and water within two years of the-services being available to the site. Under the <br />agreement, you have also agreed to be assessed for the improvementsl Staff will be contacting <br />you once the City utilities are installed to discuss hooking up to the City services. <br /> <br />Setbacks: The existing facility is located in the TC-2 Commercial Zoning District which allows <br />fi)r zero-lot line setbacks. The expansion will locate the southern edge of'the building to eight <br />inches: of the lot line. This complies with the TC-2 Zoning regulations. It should be noted that <br />there may be special requirements contained withi~ the State Building Code that will need to be <br /> <br /> <br />
