The site Pi~':~: is proposing to develop six mini-storage facilities totaling 39,770i:: :::feeti::IL';t coverage been calculated at 32%, which is under the 45% maximum lot?he'rage:restriction established in City Code. The proposed mini-storage facilities meet :'~oh'fl side, a~d rear yard setbacks established in the E-1 Employment District. City Staff recommends site plan approval contingent upon complian, ce with City S~ff R'~iew Letter dated July 30, 2004 and recommending that the City Council approve the exterior building material deviation. Dennis Sharp, applicant, indicated:he is s~t~e'they can work out the staff requirements, and he will try to meet with staff prior to this~ going before the Council. He explained they are concerned about tl~e shrub requirement. At their building across the street there were not nearly as many shrubs required, and they are in the process of thinning them out. Also, the engineer has suggested changes for the storm :water drainage and they will discuss that with the City Engineer. Chairperson Nixt asked if staff feels the drainage issues will not require a major deviation from the site plan. Associate Planner Wald responded in the affirmative and indicated staff will review the shrub requirement also. Motion by Chairperson Nixt, seconded by Councilmember Jeffrey, to recommend that the City Council approve the proposed site plan contingent upon compliance with City Staff Review Letter dated July 30, 2004.
