The plat is proposing <br />to subdivide one new buildable lot, one existing homesiead, a park, and an outlot. The final plat <br />consists of 2 sheet prepared by Hakanson Anderson Associates. We offer the following <br />comments: <br /> <br />General: The project area is approximately 21.46 acres in size. The final plat is proposing to <br />plat two residential lots: one for the existing homestead and one new lot to contain one <br />additional home. Falconer's Ridge will also contain a park along Trott Brook and an outlot. <br />The subject property is located at 6200 Green Valley Road and extends south of Trott Brook. <br /> <br />2. Zoning: The property is located outside the Metropolitan Urban Service Area (MUSA) and <br /> is currently zoned R-1 Residential - Rural Developing. <br /> <br />Density and Lot Size: The Comprehensive Plan designates this area for iow-density single <br />hmily residential development with a minimum lot size of 2.5 acres. The proposed plat <br />indicates two lots: one lot for the existing homestead will be 2.5 acres in size and the new <br />buildable lot created will be approximately l 9 acres in size <br /> <br />Access and Streets: Subdivision regulations in Section 9.50:03 of City Code require that <br />each'lot contain the rninimum lot width (i.e., street frontage) for the respective' zonh~g <br />district, which in thi's case is 200 feet. Additionally, Section 9.11.01 states that no lot may <br />contain a dXvelling unless the lot meets the minimum lot width or street frontage requirement. <br /> <br />Lot l, Block l, the existing homestead, has 198.4 feet of frontage on Green Valley Road. <br />This is 1.6 l'eet deficient of the 200 foot minimum. However, this is a pre-ex/sting lawful <br />non-con~:brming situation; there aren't any options to bring this frontage into compliance with <br />City Code with this platting. <br /> <br /> <br />
