Final Plat Review: <br />August 2{), 2004 <br />Page 2 of 3 <br /> <br />Falconer's Ridge <br /> <br />Parcel B, the new buildable lot, is proposed to receive public access from the westerly <br />terminus of 174th Avenue in Fox Ridge. Technically, this means that Parcel B only has 66 <br />feet o l' frontage on a public road, which is a 134 foot.deficiencY. The Board of Adjustment <br />,,ranted a variance to this lot at their March 11, 2004 meeting. <br /> <br />The location of the new home and the related driveway needs to be situated and maintained <br />in a manner that will allow for emergency vehicle access at all times. <br /> <br />o <br /> <br />Grading and Drainage: No grading plan will be required for this minor subdivision. <br />Individual lots will be responsible to ensure positive drainage for any future structures <br />constructed. <br /> <br />Easements: The standard 10-foot drainage and utility easements (5 feet on common property <br />lines) must be provided around the perimeter of both lots. Also, delineated wetlands must be <br />encumbered with drainage and utility easements. Drainage and Utility Easements around Lot <br />2 have not been provided. <br /> <br />Utilities: The proposed plat will be smwiced by on-site sewage treatment systems and private <br />wells. The on-site system must be installed by a qualified contractor following all applicable <br />requirements. <br /> <br />Soils. Review of the Anoka County Soil Survey indicates the soils on site are most likely <br />Zimmerrnan fine sands. These soils are classified as Class 1 soils in the City Code and have <br />no restrictions fbr individual on-site sewage systems. <br /> <br />Stormwater Management: The City has established a storm water management fee that <br />must be paid prior to release of the final' plat for recording. The cur;rent rate is $.375 per new <br />lot created, which will apply to the one new buildable lot, therefore a payment in the amount <br />o f 375.00 is due-to the City prior to the release of the mylars. <br /> <br />10. Trail l)evelopment Fees: There is a trail development fee o~' $550.00 due to the City for <br /> each new lot created. This fee must be paid prior to release of the final plat for recording. <br /> Again, this fee will apply, only to the newly created buildable lot. <br /> <br />1 l. Sidewalks: Sidewalks are not required in the Rural Developing Area. <br /> <br />12. Park Dedication: Park dedication will be satisfied through a combination of a cash payment <br /> mad land dedication. The final plat shows a 1.01 acre land dedication, therefore a cash <br /> payment in the amount of $1,034 is due to the City prior to the City releasing the mylars for <br /> recording. <br /> <br /> <br />
