CITY OF RAMSEY <br /> ANOKA COUNTY, MINNESOTA <br />DEVELOPMENT AGREEMENT - FALCONER'S RIDGE <br /> <br /> THIS AGREEMENT, made and entered into by and between the CITY OF RAMSEY, a <br />municipal corporation of the State of Minnesota (the CITY"), and ELIOT SCHAFFER, whose address <br />is 6200 Green Valley Road, respectively, (the "DEVELOPER"). <br /> <br />WITNESSETH: <br /> <br /> WHEREAS, the DEVELOPER is the fee owner of the following described property situated in <br />the CITY OF RAMSEY, County of Anoka, State of Minnesota, and legally described as follows: <br /> <br />That part of the Southwest Quarter of the Southwest Quarter of Section 2, Township 32, Range <br />25, Anoka County, Minnesota lying southerly of centerline of Trott Brook, except that part platted <br />as Fox Ridge Estates together with the west 179.75 feet of the east half of the Southwest Quarter <br />of said section lying south of the centerline of County Road No. 63, and the south 51.00 feet of the <br />north 404.00 feet of the east 15.00 feet of the Northwest Quarter of the Southwest Quarter of said <br />Section 2. <br /> <br />And <br /> <br />Outlots A and B, Fox Ridge Estates, Anoka County, Minnesota <br /> <br />Or upon recording: <br /> <br />Lot 1, Block l, Lot 1, Block 2, Outlot A, Falconer's Ridge, Anoka County, Minnesota. <br /> <br />(the "Subject Property"); and <br /> <br /> WHEREAS, on August 24, 2004, pursuant to Resolution #04-08- , the CITY approved the <br />final plat of the Subject Property which plat is known as FALCONER'S RIDGE (the "Plat") contingent <br />on certain requirements, including DEVELOPER and CITY entering into this agreement; and <br /> <br /> WHEREAS, the Plat consists of one existing homestead, the creation of one new lot, an Outlot, <br />and the dedication of a park totaling approximately 21.46 acres; and <br /> <br /> WHEREAS, approval of the Final Plat is given pursuant to the City's Subdivision Code Section <br />9.50.05 (Subd. 1) entitled "Division or Consolidation of platted Lots". <br /> <br /> WHEREAS, no expenditure of CITY funds will-be made until City Code escrow requirements <br />have been fulfilled by the DEVELOPER. <br /> <br /> <br />
