The Final <br />Plat consists of 5 sheets, prepared by Loucks McLagan Associat4s, entitled Village of Sunfish <br />Lake 2'id Addition. We offer the following comments: ' <br /> <br />General: The subject property is the second and final phase of the Village of Sunfish Lake <br />subdivision. The first phase platted 27 single-family units and !4 cottages. The final plat <br />under review shows 54 single-family lots and 22 association maintained cottage lots. The <br />preliminary plat for Village of Sunfish Lake was approved on February 25~ 2003. The plat <br />under consideration is consistent with the approved preliminary plat. <br /> <br />2. Zoning: The subject property is zoned PUD. The submitted final plat is consistent with the <br /> approved PUD zoning designation. ' <br /> <br />3. Lot Size and Dimensions: As part. of the. preliminary plat and PUD. approval, the City <br /> Council approved lot sizes smaller than the required 10,800 square feet in size. The final plat <br /> shows single-family homes being located on lots ranging from 5,460 to 8,500 square feet <br /> consistent with the approved preliminary plat and allowed under the PUD. <br /> <br />Streets: Al! of the required right-of-way was dedicated as part of the Village of Sunfi}h Lake <br />plat. Public streets were rough graded as part of the first phase of the development. 146th <br />Ave., Tungsten Way, and a portion of Radium Street need to be constructed as part of this <br />phase. An eleven sheet set of plans dated August 3, 2004 prepared Susan Fussell, PE of <br />Loucks McLagan. This set of plans is approved subject to the following comments: <br /> <br />a) On Sheet C5-0, the City of Ramsey requires a modified Class 5. This sheet should be <br /> modified to reflect this fact. <br />b) On Sheet C5-1 and C5-2, grade line elevations have been omitted on some of the <br /> catch basins. These elevations need to be added. <br /> <br /> <br />
