The sidewalk pedestrian ramp on the north side of 146th'should be realigned to <br /> connect to this sidewalk. <br /> <br />Grading and Drainage Plan: A revised grading pian has been submitted as Sheet C3-1 <br />dated August 3, 2004. This grading plan proposes grade modifications on both the finished <br />addition and the second addition over the previously approved grading plan dated July 3, <br />2003. The grade changes appear to be minor and do not include any street grades. The City <br />reserves the right to review and approve this revised grading plan. <br /> <br />Utilities: As part of the first development phase, utilities were installed in the location of the <br />second addition. No further work on the utilities are expected to occur as part of this final <br />phase, <br /> <br />LRRWMO Permit: A permit was issued by the Lower Rum River Watershed Management <br />Organization on Thursday, April 17, 2003 for this project. Because of the change of <br />o~vnership, a new WMO permit should be obtained in the name of the new owner. The <br />owner received a revised LRRWMO permit for this project. <br /> <br />Tree Preservation: The City approved a tree preservation plan as part 'of the first phase <br />approval. This plan must be adhered to as part of the second phase of construction. Please <br />contact Staff is you have any questions in regard to the approved plan. <br /> <br />Park Dedication Fees: The plat is located in the Sunfish Lake Recreation District. Park <br />dedication requirements shall be satisfied by a cash payment in the amount of One Hundred <br />Sixty Two Thottsand Eight Hundred Dollars and no cents ($162,800.00) (74 x $2,200). This <br />payment shall be made to the City prior to the release of the Final Plat for recording. <br /> <br />10. Trail Develop~nent Fees. The City Council has established a trail development' fee in the <br /> amoant of Five Hundred Fifty Dollars and no cents ($550.00) per lot. The amount of trail <br /> fees due on the Plat is Forty Thousand Seven Hundred Dollars and no cents I$40,700.001 <br /> (74 lots x $550.00 per lot). This payment shall be made to the City prior to the release of the <br /> Final Plat for recording. <br /> <br />I. 1. Sewer and Water Trunk Charges. There is a sewer and water trunk fee of Three Hundred <br /> Five Thousand Two Hundred Fifty Dollars and no cents ($305,250.00) (74 units x <br /> $4,125/unit) due on the Plat. This payment shall be made to the City prior to the release of <br /> the Final Plat for recording. <br /> <br />12. Stormwater Management Fee. The current stormwater management fee is $375.00 per unit. <br /> Therefi)re, there is cash payment of Twenty Seven Thousand Seven Hundred Fifty Dollars <br /> and no cents ($27,750.(}1}) due ~br stormwater management for this Plat. (74 lots x $375.00 <br /> per lot).
