With this group also, the access costs <br />relating to the distance from work were apparently considered <br />low enough to be acceptable. The demands for urban services <br />from these two groups differ, although the phenomenon of a <br />desire for a rural life-style complete with the amenities of <br />a full range of urban services is present in the City of <br />Ramsey, as well as other fringe communities in this metro- <br />politan area and others. <br /> <br /> Substantial industrial development has occurred and is <br />continuing in the area currently zoned for industry and <br />accessible to transportation on the Burlington Northern <br />trackage and MTH #10. All demand for industrial land appears <br />to be satisfied by that available and properly zoned in the <br />southern area of the City, including the southwest edge of the <br />study area. The industries currently present are predominantly <br />light manufacturing requiring above-average skills. The <br />vocational-technical school adjacent to the City limits is <br />most likely a significant factor in the site selection of a <br /> <br />- 8 - <br /> <br /> <br />
