The low lying portions of the study area are
predominantly wetlands.

Several small lakes or ponds exist in the west central

portion of the study area. The largest of these is Sunfish
Lake (a/k/a Grass Lake) which is located on the east side of
Sunfish Lake Boulevard opposite the Anoka City Sanitary Land-
fill site.

Most of the study area is relatively high land with the
predominant soil type being extremely porous granular material
of the Zimmerman and Isanti fine sand groups. These soils
range from low grade commercial aggregate deposits to fine
sands. The topsoil is very thin except in the low lying areas.
Virtually none of the land in the study area can meet "prime
agricultural lands" criteria as defined in a recent report by
the Metropolitan Council Technical Advisory Committee on
Agriculture.

The granular soils constitute ideal foundation conditions

for nearly all types of buildings. Surface drainage is excellent
except in the low lying areas. The soil conditions allow
relatively low cost construction of utilities and streets.

These soil conditions are ideal for urban development provided
central sewage disposal is available.
