I <br />I <br /> <br /> I <br /> I <br /> ! <br />:1 <br /> <br />I <br />! <br />I <br />I <br />! <br />I <br />I <br /> <br />Urban Residential (UR) zoning and the 240 acres proposed for <br />Urban Multiple and Business (UMB) zoning should provide an <br />adequate supply of land suitable for residential development t=hrough 1990. <br /> <br /> The proposed ordinance provides for a high degree of <br />flexibility in developing housing types. This will allow <br />maximum open space preservation and economy of street and <br />utility construction. This flexibility will also guarantee <br />that innovative technology and creative concepts will be <br />encouraged in housing developments. <br /> <br /> Business Needs: There now exists virtually no retail <br /> <br />shopping or consumer service businesses in Ramsey. A commercial <br />strip is developing west from Anoka along MTH #10. However, <br />the land available is but a narrow strip between the main <br />line of the Burlington Northern Railroad and the Mississippi <br />River and is split by the highway. <br /> <br /> The land is being developed in highway related uses and <br />wholesale and industrial service business. These uses are <br />generally compatible with the highway and the land limitations <br />and do not produce high peak traffic volumes. <br /> <br /> Access to the MTH #10 business area is difficult and <br /> <br />dangerous from the rest of the City. It is necessary to cross <br />the railroad at one of several on-grade crossings. These <br />crossings are in close proximity to the highway and the highway <br />intersections are not signalized.
