At the same time, the great extent of this <br />marginal land makes total preservation infeasible and <br />unnecessary for the local community. <br /> <br /> These areas are indicated on the sketch plan as parks and <br />open space and very low density housing. Shown in the same <br />classification are desired buffer strips between medium and <br />high density land uses and existing large lot housing. It is <br />anticipated that these areas will be preserved through a <br />combination of zoning, performance standards and park acquisition. <br /> <br /> Existing Residential: The existing residential is indicated <br />separately from other residential areas to denote that it <br />represents a housing type which will not be duplicated wherever <br />urban services are provided. Its primal position in the <br />urbanization of the community earns it the right to special <br />provisions to preserve its quality of life. The residents will <br />most likely eventually want urban services and improvements, <br />but they should determine the time of their provision rather <br />than the newcomers forcing it upon them. <br /> <br /> Industrial: The industrial land use shown on the sketch <br />plan is simply that land already zoned for that use and which <br />is being developed for industrial purposes. While not shown <br />on the sketch plan, it should be noted that land on the south <br /> <br />_ 34 _ <br /> <br /> <br />
