The sketch plan presumes that <br />residential developments within that range of densities can <br />be made compatible with each other and with the existing large <br />lot residential areas. <br /> <br /> The sketch plan further presumes that residential densities <br />of that magnitude can be accommodated by streets of normal <br />urban design and traffic handling capabilities. All areas desig- <br />nated for residential development exclusively are located away <br />from areas designated for intense commercial activity and <br />areas where traffic problems are likely to be severe. <br /> <br /> This broad range of densities has the objectives of <br />encouraging the development of integrated low and medium density <br />housing having a wide range of housing types and costs. This <br />will allow a broad range of living styles in close proximity <br />which, in addition to providing a more stimulating growth <br />environment, should add a degree of stability to each neighborhood. <br />The community should benefit also by avoiding age stratification <br />and attendant high school-facility costs normally associated <br />with suburban housing developments. <br /> <br /> Urban Conservation: A substantial portion of the study <br /> <br />area is marginal low land and water features.
