I <br />i <br />I <br />i <br />I <br />I <br /> <br />approved in the previous actions on adjacent parcels. <br /> <br /> 3) The existing overall plan may be refined to further <br /> <br />suit the needs of the individual site design, overall circulation <br />patterns and more efficient use of the remaining lands. <br /> <br /> 4) The developer of any parcel would be requested to provide <br />potential design configuration of all undeveloped land adjacent to his <br />parcel, with consideration given to exterior traffic, road <br />thoroughfare, and general public safety. <br /> <br /> 5) The owner or developer of a parcel of land who wishes to <br />subdivide or otherwise build, must submit a plan to the city zoning <br />officer for review and action by'the City Council. The zoning <br />officer shall insure that the plans contain the following minimum <br />requirements and he shall indicate a recommendation with respect <br />to approval, amendment or disapproval based on the following <br />considerations: <br /> <br /> Site Analysis: <br /> <br /> Soil type Internal Circulation <br /> Vegetation preservation Impact on adjacent <br /> Topography thoroughfares <br /> Drainage Impact on utilities <br /> <br /> Development Concepts: <br /> <br /> Land use relationships Landscaping <br /> Open space Access <br /> Parking Easements <br /> <br /> Community Involvement: <br /> <br /> Assessed valuation benefit and public service cost ratio <br /> Environmental consideration <br /> Adjacent land use compatibility <br /> Public safety <br /> <br />- 44- <br /> <br /> <br />
