Residential densities allowed would range <br /> between five and fifteen units per acre. <br /> <br /> Urban Residential (UR) - encompassing all residential uses <br /> having densities of less than eight units per acre (8 DU/A). <br /> Existing Residential (ER) - encompassing all existing single- <br /> family residences on tracts or lots of less than two acres <br /> where they exist in groups of two or more and vacant parcels <br /> where they exist as part of an existing residential development. <br /> Urban Conservation (UC) - encompassing all large tracts desirable <br /> for preservation in whole or in part and providing permitted <br /> uses consisting of churches, schools, public parks and playgrounds <br /> and single-family residences at densities of less than four units <br /> per ten acres. <br /> <br /> Performance standards have been established for each zone to <br /> <br />deal with area requirements, building coverage, parking requirements, <br />set-backs, building heights, screening, landscaping, utility require- <br />ments, storage space, trash, area screening, play area requirements <br />where required. These standards will assist the City in making its <br />review and will also help the site designer in fulfilling the intent <br />of the ordinance. The standards have been published as 'a part of the <br />ordinance. <br /> <br /> In addition to the general zones set forth on the preceding <br /> <br />page, a special UMB-1 zone is proposed for a small area north of <br />153rd including parcels which are adjacent to the intersection of <br />trunk highway 47 and 153rd Avenue.
