It is located <br />north of the proposed industrial park between Ramsey Boulevard and the Rum River. <br />The northern boundary will be established by a proposed east-west thoroughfare which <br />will directly link Ramsey and .Grow' Townships in the general area of 160th Street, <br />Development is especially recommended within this community, because it is comprised <br />of the lowest area of the Township topographically and therefore Will be the key element <br />in any future sewer collection system. The third community is generally situated <br />between Ramsey Boulevard and the Rum River nort. h of-the proposed major east-west <br />thoroughfare. It conta'ins a variety of very attractive opportunities for development since <br />land along Trott Brook, Ford Brook and the Rum River remains largely agricultural. <br /> <br />Shoppinq Areas <br /> <br />Future commercial cOnstruction in Ramsey will continue to_focus on Highways 10 and 52 <br />while the community is growing, bec~ause of the dominance of the'~automobile. The inter- <br />section of County Road 57 with Highways 10 and 52'is already heavily de.veloped. Ex- <br />pansion of the center is likely westward to Ramsey Boulevard. MoreJdetailed planning <br />studies would appear to be necessary, however, to assure that the expansion of these <br />commercial activities do not-increase the opportunities for accidents along Highways <br />10 and 52. A second center similar to the first has been proposed west of the State <br />Highway Department roadside park. -Both centers essentially will provide outlets for <br />highway use. Three smaller centers are recommended close to the :centers of the resi- <br />dential'communities proposed' in the. plan. Potentially t~hey would include Various <br />services, in addition to' shops which cater to convenience needs of area residents. <br />The locations shown on the land- use plan are generalized in that they indicate ~potential <br />needs rather than ideal locations. Each"of these centers should incorporate strong <br />architectural design with well planned site development and Should be developed <br />in conjunction with medium to high density residential .projects and major thoroughfares <br />to assure rea sortable local support. <br /> <br />Industrial Area s <br /> <br />Future industrial land in Ramsey will be confined to the industrial park and probable <br />extensions of it both to the east and to the west. In general the industrial area Will <br />be' confined to Highways 10'and 52 frontage between Puma Street and Anoka. This <br />area contains approximately three sections of land which are not likely to fully develop <br />for at least thirty years. The site has both rail and highway transportation advantages <br />but has been slow to develop because .public sewer and water services are not available. <br />Since Ramsey has been rapidly increasing in population, the industrial 'park should <br />soon have a valuable nearby'labor pOol for prospective industries. <br /> <br />The sites are large enough to accommodate ~ wide variety of industries. The <br />traditional manufacturing and warehousing can be complemented by research and <br />testing laboratories, offices, plus light manu~facturing and wholesaling. Emphasis, <br />however, should be placed on the quality of industry at~cted to't~e community. <br />Ramsey has had some experience with uses which have become a general nuisance, <br />and should therefore be experienced in reviewing each industrial proposal. <br /> <br /> <br />
