A planned and orderly environment should b~ emphasized. 'Land developers <br /> should be encouraged to try new design concepts including planned unit develop- <br /> ments and cluster housing. ~ " . <br /> <br /> 2. Land use activities should be separated but'remain complementary. <br /> Industrial uses should be close 'to transportation facilities including both the <br /> rail and h,ighways. They should alSo maintain reasonable access to commercial <br /> service ahd residential areas. <br /> <br /> 3 Commercial strip development should be discouraged. Consideration <br /> should be given to deeper frontages with on-site parkin~g. Frontage roads should <br /> be encouraged and both sign and curb-cj~t controls are recommended. <br /> <br /> 4. Land zoned for one purpose should generally exclude other types of uses.. <br /> Industrial land should exclude residential and .commercialuses.. J' -- - <br /> <br /> 5. Environmental asset_s should be protected and enhanced~. -Na'tural drainage <br /> courses or streams should serve as the frame-work for'a .greenbelt system to provide <br /> linking recreational opportunities within every residential area. <br /> <br /> 6. Neighborhood and community shopping areas sho~uld be related in size and <br /> type to the market area they serve. <br /> <br /> 7. Multiple family housing should be encouraged to locate close to business <br /> areas, major streets and particularly public transit. <br /> <br /> 8. Community facilities should be locat~ed in proximity with,the people they <br />serve. A balance between large recreational areas~and small neighborhood playlots <br />should be achieved to help promote stable residential neighborhoods. ~ <br /> <br /> 9. Municipal services should beprogramed<t6- encourage clusters, of growth <br />rather than "shot gun" or "checker board" developments. <br /> <br /> 10. Local schools should be stressed as the best means of providing skills <br />to the young. The school as a community activity'center should be promoted. <br /> <br />-1 <br /> <br /> <br />
