In accordance with the provision contained in reference (a), I have <br />reviewed the subject sketch plan and hereby submit the following report: <br /> <br />a) Relationship of the prOposed land uses to those in the existing <br />area -- the proposed land use for the dental clinic would require're- <br />zoning from R-1 to B-1 land usein the transitional area.. The adjacent <br />land use on one side (which is separated by State Highway 947 is zoned <br />B-1 (which contains Bob's Super Valu and the Anoka State Branch Bank). <br />The other three adjacent sides of the proposed dental clinic abut R-1 <br />zoning. <br /> <br />b) The City Comprehensive Land Use Plan show the land use as R-1. <br /> <br />c) The present zoning code shows land use as R-1 zoning where the pro- <br />posed dental clinic wants to locate. <br /> <br />2. I have reviewed the Engineers report dated August 17, 1978 and <br />co.nc.ur wi~h his~comments on the sketch plan for the proposed dental <br /> <br /> <br />
