Each cul-de-sac shall have <br />a terminus of near]y circular shape w~th a minimum right-of-way diameter <br />of one hundred thirty (130) feet and a minimum roadway diameter of <br />one hundred (100) feet. <br /> <br /> 8. In those instances where a subdivision abuts or contains <br />an existing or planned thoroughfare or a railroad right-of-way, the <br />planning cormnissJon may require a service street approximately parallel <br />to and on each side of such r~ght-of-way. <br /> <br /> 9. Half streets shall be prohibited except'where ess~ntial <br />to the reasonable development of the subdivision in conformity with the <br />requirements of this chapter. <br /> <br /> 10. Private streets shall not be approved. Ail proposed streets <br />shown on the p].a~ shall be offered for dedication as public streets. <br /> <br /> 11. Street right-of-ways shall not be planned so as to cause <br />hardship to owners of adjoining property. <br /> <br /> ].2. The angle formed by the intersection of streets shall not <br />be ]ess than seventy (70) degrees, with ninety (90) degree intersections <br />preferred. Intersections of more than four (4) corners are prohibited. <br /> <br /> 13. A tangent of at least one hundred (100) feet in length <br />sba].] be introduced between reverse curves on thoroughfare and collector <br />streets and a tangent of at least fifty (50) feet in length shall be <br />introduced between reverse curves on all other streets. <br /> <br /> 14. Roadways of street intersections shall be rounded by a <br />radius of not less than twenty (20) feet for suburban type streets and <br />thirty (30) feet for rural type streets. Roadways of alley-street inter- <br />sections shall be rounded by a radius of not less than ten (10) feet. <br /> <br />] 70. 058D I~SIiMENTS <br /> <br /> 1. Easements at least ten (10) feet wide on front lines and <br />twenty (20) feet wide centered on rear or side lot lines shall be pro- <br />vJded for utilities where necessary. Utility easements shall bare <br />continuity of alignment from block to block and lot to lot. Easements <br />may be required along lot lines to right-of-ways so as to provide for <br />street l~ghting. <br /> <br /> 2. I~ere a subdivision is traversed by a water course, drain- <br />age way or stream, a drainage easement conforming substantially with <br />the lines of such water course shall be provided, together with such <br />further width or construction, or both, as shall be adequate for storm <br />water drainage of the ares. <br /> <br />170.038E LOTS <br /> <br /> 1. The minimum lot area and dimension shall be as specified <br />in the respective zoning districts of Ramsey, as prescribed by the <br />city's zoning code. <br /> <br /> <br />
