Exteriors of accessory buildings <br /> shall have the same exterior finish as <br /> the principal structure. <br /> 8.07 Parking. Passenger facilities for mass transit <br /> services. <br /> ~.0~ Height, Yard, Area and Lot Width <br />and De~th Regulations. <br />' I. Height Regulations: <br /> a. No structure shall exceed 45 feet in <br /> height as measured from the average <br /> grade of the surrounding lot area. <br />2. Front Yard Regulations: <br /> a. There shall he a front yard having <br /> a depth of not less than 25 feet. <br /> b. A lot located at the intersection of <br /> two or more streets shall have a front <br /> yard depth on each street side of not <br /> less than 25 feet. <br />3. Side Yard Regulations: <br /> a. Each building not in excess of 30 <br /> <br />public-street or residentially zoned prop- <br />erty shall have a solid wall or fence of not <br />less than four feet in height along such <br />adjoining property line, which shall be <br />maintained in good condition, and which <br />shall be so designed to be architecturally <br />harmonious with the principal structure. <br />A screen planting approved by the Coun6il <br />may be substituted for'the required wall <br />or fence. <br /> 8.08 General Regulations. <br />1. Additional regulations in the R-2, R-3 <br /> and R4 Residence Districts are set <br /> forth in Section 19. <br /> 8.09 Boundaries of the R-2, R-3 and R-4 <br />Residence Districts.. <br /> The boundaries of the R-2, R-3 and R- <br />4 Residence Districts shall include the <br />following described tracts and parcels <br />of land: <br />SECTION 9. C-I OFFICE BUILDING <br />DISTRICT. <br /> 9.01 Purpose. The C-I Office Building <br />District is intended to provide a district <br />which is related to and may reasonably <br />adjoin high density residential, commer- <br />cial and industria/districts for the loca- <br />tion and development of administrative <br />office buildings and related office uses <br />and w. hich are subject to more restrictive <br /> <br /> having a depth of not less than 25 feet. · <br /> b. Each building in excess of 30 feet <br /> in height shall have a side yard having a <br /> depth of not less than 25 feet plus one <br /> foot of side yard for each foot in height· <br /> in excess of 30 feet. <br />4. Rear Yard Regulations: <br /> a. Each building not in excess of 30 <br /> feet in height shall have a rear yard <br /> having a depth of not less than 25 feet. <br /> b. Each building in excess of 30 feet <br /> in height shall have a rear yard having <br /> a depth of not less than 25 feet plus one <br /> foot of rear yard for every .foot in <br /> height in excess of 30 feet. <br /> 5. Lot Area Regulations: <br /> a. Not more than 30'~ of the lot .area <br /> shall be occupied by buildings. <br /> b. An allowance of 500 square feet <br /> shall be permitted for each parking <br /> stall in or under the principal struetore <br /> or otherwise completely underground. <br /> 6. District Area Regulations: <br /> a. Each C-1 Office Building District <br /> shall have an area of not less than <br /> acres unless sueh~district adjoins <br /> <br /> Construe- <br /> tion.. <br /> <br /> Design Review: <br /> a. No building permit for a principal ..... <br />building or buildings accessory thereto, <br />in a C-1 District shall be issued without <br />having first been reviewed by the Plan- <br />ning Commission and approved by the <br />Co~ncil following the procedures set <br />forth in Section 33, Conditional Use <br />Permit Procedure, except that no pub- <br />lic hearing need be held on any applica- <br />tion for :a-permit:=-The :Council may at- <br />tach such conditions and guarantees_to <br />any such permit as it deems necessary <br />to insure~compliance-with the provi- <br />- sions o~ this ordinance.~ <br />2.~Design Responsibilityr <br /> a. A building permit.for a principal= <br /> building, or buildings accessory there-~_~ <br /> to, in a C-1 District shall not be issued <br /> unless the applicant's building plans, <br /> including the site plan. are certified by <br /> an architect registered in the State of <br /> Minnesota, stating that the design of <br /> the building and site has been prepared <br /> under his direct supervision. Any build- <br /> ing of Type I or Type II construction, as <br /> provided in the Uniform Building Code <br /> incorporated by reference by Ordi- <br /> nance No. 23, shall have its electrical, <br /> mechanical and structural systems <br /> designed by engineers registered in the <br /> State of Minnesota. Provisions of this <br /> paragraph shall not prohibit the prepa- <br /> ration of the site plan by a professional <br /> site planner. <br />3. Type of Construction: <br /> a. All buildings in a C-1 District shall <br /> be of Type I or Type II construction as <br /> set forth in said Uniform Building <br /> Code. <br />4. Incinerators, Trash and Garbage: <br /> a. Exterior storage of trash and gar- <br /> bage shall be completely enclosed by <br /> walls and roof, and all garbage shall be <br /> _stored in .completely enclosed Village <br /> approved containers. <br /> <br /> <br />
