The proposed plat consists of 23 residential lots in the transitional area <br /> of the city. All of the lots conform to the area and width requirements <br /> of the City Code. <br /> 2.. The planning commission did not follow the procedure-for sketch:plan-review~ <br /> as stated in Article 170.035A 4 & 5 of the City Code. Therefore, a variance <br /> should be applied for. <br />3. In review of the drainage, it appears that drainage from the proposed plat <br /> will be directed to Lots 4 and 11, Block 1 and Lots 2 and 3, Block 2. A <br /> grading plan and drainage calculations will be required to assure adequate <br /> ponding is provided. <br />4. Access from the plat is provided by Variolite Street il.W,, County'Road No~ <br /> 83 and 161st Avenue N.W. Variolite Street, which is a MSA Street and County <br /> Road 83 are'thoroughfare streets° Therefore, the proposed plat should pro,- <br /> vide adequate right-of-way for future upgrading of those streets. <br />5. Based on the preliminary plat.the street grades are in conformance with city <br /> standards. However, profiles of existing and proposed streets along with a <br /> proposed street section have not been provided to dal:e as required by the' <br /> City Code. <br />6. Responsibility for upgrading of existing 161st Avenue N.W. should be estab- <br /> 1 ished. <br /> 7.In review of the Anoka County Soil Survey, the soils in the plat consist of <br /> ~i Nymore Sand and Hubbard Sand, which are both considered Class I Land suit- <br />~ able for on.-site sewage disposal systems.
